Initial Set Up Fee – £495 inclusive of VAT
Monthly Management Fee – 10% plus VAT (12% inclusive of VAT) of monthly rent
In-Time Management (Guaranteed payment with legal protection)
We have developed our comprehensive and exclusive top level service for complete peace of mind with all of our Full Management benefits PLUS:
- Guaranteed on-time payment of rents to help you manage your finances.
- Payment of full rent if the tenant does not pay up until vacant possesion is gained.
- No excess payment.
- Legal costs insurance to cover your risk in the event of eviction.
- A senior representative of Gilson Bailey to attend any court proceedings if required.
Initial Set Up Fee – £495 inclusive of VAT
Monthly Management Fee 13.5% plus VAT (16.2% inclusive of VAT) of monthly rent
Tenant Find Only
Although this is our base level of service for landlords, it goes well beyond what many agents offer.
- Preparation of marketing material and advertising.
- As many accompanied viewings as necessary to secure a suitable tenant.
- Tenant references and legal preparation.
- Collection of initial rent, deposit and set up of standing order.
- Tenant check in, meter readings and notification to authorities.
Set Up Fee – 100% of the first months rent inclusive of VAT
Optional Services Available to Tenant Find Only Clients
- Issue of Notices – £75 inc VAT
- Tenant Check Out – £120 inc VAT (includes report with photographs and an offer to your tenant of a pre-check out meeting which is free of charge)
- Deposit Deduction Negotiation/Deposit Disputes – £240 inc VAT (including preparation of documentation for the adjudicator)
Tenant Find and Rent Collection Only
Our basic level plus the convenience and reassurance that we are dealing with the rent on your behalf.
- Collection of rents and detailed statements.
- Rent arrears management.
Initial Set Up Fee – £495 inclusive of VAT
Monthly Rent Collection Fee – 8.34% plus VAT (10% inclusive of VAT) of monthly rent
Optional Services Available to Tenant Find and Rent Collection Clients
- Issue of Notices – £75 inc VAT
- Tenant Check Out – £120 inc VAT (includes report with photographs and an offer to your tenant of a pre-check out meeting which is free of charge)
- Deposit Deduction Negotiation/Deposit Disputes – £240 inc VAT (including preparation of documentation for the adjudicator)
Additional Fees (if required)
- Change of Sharer – £300 inc VAT ( includes referencing, ID verification, initial Right To Rent check and tenancy agreement)
- Tenancy Renewal – £150 inclusive of VAT
- Empty/Void period property inspection £50 inclusive of VAT
- Court/Tribunal attendance £80 inclusive of VAT per hour (included within In-Time service)
- Arranging partial or complete refurbishments 12% inclusive of VAT of the cost of works for projects in excess of £5,000
